What is the right property?
I have been on over 100 inspections with clients. Although I am no home inspector I can certainly help you keep your eyes open for the big things that may be of concern. Experience on your side.
Location in a neighborhood: The first home in the community, homes that back up to the retention pond, homes that back up to a busy road, homes with a sloped driveway could be a big factor when determining value and rate of appreciation for your investment.
Building Materials: Ploybutelene pipes, Louisiana Pacific Siding, Synthetic Stucco, Canac Cabinets, Asbestos, etc can be a big factor in the resale and maintenance costs in the future.
Hot Trends for Design & Style: Galley kitchens, Brass Lighting & Plumbing Fixtures, Bedroom & Full Bath on the Main, Keeping Rooms, Home Theaters, Master Bedroom with a Sitting Room, Spa like Master Bathrooms, 2 Story Foyers, and High Ceilings could affect the value and the speed of sale.
Community Features & Restrictions: Are you looking for a pool, clubhouse, play grounds, swim teams, strict covenants, homeowners association or none? Believe it or not just the simple fact that there is a homeowners association with amenities will raise the value of most homes in metro Atlanta.
Schools: Even if you do not have school age children this is a big search criteria and you should always consider the school district for future resale. Click Here to get Metro school information.
During our search if something comes up that makes me take pause and wonder if this is the best choice I will certainly let you know. Having experience on your side is why you are choosing to work with a RE/MAX REALTOR.
